How is our local housing market?

   If you are considering selling and/or buying a home, you have no need to worry about a sluggish market.  I know you've all heard or read about how bad the housing market has become.  (or so they say)  Yes, the larger markets are seeing a trend in falling home sales, along with a large number of homes being foreclosed on.   Yes, all lenders are tightening their ropes on borrowers, especially for those that may have less than perfect credit.  (even locally)  We are seeing more foreclosures than usual, but not like the large markets.  Our sales however, has progressively increased this year to date, as any year in the past.  The total home sales for 2007 so far has had an increase in both number of homes as well as average home price compared to previous years.  We do have more homes available for sale now, unlike the past couple of years.  The past 2 years there was a shortage of homes on the market, and it was not due to so many more homes selling, as it was people just weren't selling.  Our current inventory is consistent with years prior to the shortage.   For a couple of years there were more buyers than homes available, but now there is a nice variety of homes for the buyers to choose from.
